The divorce rate today is higher than it has ever been. It is just a fact that people do not stay together for better or worse like they used to.The divorce rate of course opens up the opportunity for Realtor to be helping those that need to sell what usually amounts to their largest marital asset.
Divorce can be a very emotional situation and when sitting down with a couple going through this situation it is really important to help couples not make rash and emotionally charged decisions. It is important that everyone treats this as a business decision. Easier said than done!!
There are three different outcomes that can come out of selling your home during a divorce in Arizona.
Establishing a fair market value – It is important that you interview several qualified Realtors. My suggestion is to use a Realtor that is not related or a friend. Having a neutral Realtor is very important because they will be able to listen to both parties wants and needs and help advise everyone to an acceptable outcome with out taking sides. A good realtor will be able to do the research and provide both parties with market data to come up with a fair price.
Preparing the home to sell - Just like any time you would sell a home it is important to have the home clean, decluttered and easy to present to prospective buyers.
Talk to your Accountant- Last thing either party wants is any surprises. It is important to speak with your CPA to see if there is an unforeseen tax issues that may come up with selling your home.
Protect your Privacy – Don’t Advertise Your Dissolution. Protect your privacy while your home is on the market. If buyers know the reason for the sale, you might receive a lower offer.
Speak with an Attorney - Your Realtor is not an attorney so speak to one prior to making any decisions during a divorce.
