![]() What Does AWC mean? _ One of the most asked real estate questions I get is what does this term mean? (AWC, Pending, TOM, Active & Sold). Sometimes realtor speak can be confusing. I will try my best to describe what these terms mean. If a property has the status of “ACTIVE” this means that the seller is still accepting offers on the property. In most cases this means that the seller has not accepted an offer and is still looking for a buyer. In today’s market some active properties may have multiple offers so ask your realtor to check into to that for you. When you see a listing that is marked as “PENDING” this means that the seller has accepted an offer on the property. This would also mean that all contingencies have been lifted and the home is officially under contract. At this point the home has basically been sold and both parties are working toward a successful close. One of the most common is “AWC”. This one also is the most confusing. AWC stands for “Active with Contingencies”. In a nut shell this means that the seller has accepted an offer but that offer has some sort of Contingency. In today’s market you see this often with a home that is going thru the Short Sale Process. Here is an example: Seller accepts the buyers offer but that offer is contingent upon the seller’s lender agreeing to a Short Sale. There are a few more examples of contingencies but that is the most common in the Arizona Market today. If you see a home with AWC status a buyer can still submit an offer, but that offer will be a “Back Up Offer in second or third position” so if that first offer falls out or the contingency can’t be met the first offer would be cancelled and the second offer will then jump up to first place. When a contingency has been lifted the home then goes into a “Pending” Status. If you see “TOM” this means “Temporarily off Market”. Meaning that for some reason the seller has instructed their listing agent to take the property off of the market for a period of time. I have seen this around the Holidays when sellers may not want buyers coming by to look at their home. There could be many reasons for a TOM status if you are interested in a home with this status have your agent call the listing agent to see if it will be coming back on the market sometime soon. “SOLD” this is exactly what you think it means. The home has successfully sold and closed. The title has now changed hands and the home is owned by a new party. Hope this helps clear up any confusion.
